What are the benefits of using an iBuyer?

  • Convenient: you pick your closing date, move when you want to, and don't have to worry about showings
  • Certainty: you know your price
  • Easy: you click, they come to inspect, and make an offer

Why not use an iBuyer?

There is a price to pay for easy & convenient:     
 
  • Seller Fees: Typically cost 8-10% before repair credits and closing costs 
  • Offer Value: a majority of the offers seen have been below market value. In a very few minor instances, we have seen offers at or above recommended market value
  • Cost of Repairs: Come in very high and with a few iBuyers, this information is not provided until 15 to 20 days into the transaction. At that point, you have already started packing, this breaks their certainty promise.
  • No Representation: the iBuyer has a Broker negotiating the deal for them, but the Seller is not represented. 

Does the iBuyer make sense sometimes?

Absolutely! There are times in our lives where the cost for convenience and certainty is more valuable for our clients. With our 10X program, we obtain iBuyer offers from the three major iBuyers in our market for our clients. If the iBuyer offer makes sense to our clients then we represent them through the transaction for a small flat fee, which is typically covered by the iBuyer's Selling Fees. Our Sellers have their own representation.
