Renters: Governor Sisolak suspended all evictions in the State of Nevada. However, there was no further information provided in the order. Prior to April 1st, if you are not able to pay your rent due to loss of income related to COVID-19, we highly recommend your relay this information in writing to your Property Manager/Landlord. Although there will be no evictions for 30 days you want to protect yourself for the long-term. Written notification is the best way to communicate. Most Landlords understand these are difficult times and want to do what they can to help. For some landlords, this is their only source of income so it is a financial hardship for them as well. We can help each other out by working together for solutions.We encourage you to be proactive, not reactive & be honest about your situation.

Suggested Action Steps

  • Step 1: Via E-mail or if your Property Manager has a portal system, submit in writing a request to have your rent for April deferred or waived and no late fee assessed. Provide the reason, i.e. “Due to the Covid-19/Corona virus my employer has temporarily closed and do to loss or reduced income I am unable to make April’s rent payment. I am requesting the Landlord…{insert your specific request}”. Request written confirmation of receipt and request a date when you can expect the Landlord’s response. The current Nevada action and Federal rules only suspends. For the Landlord to suspend or defer your rent, it means they will require a payment plan to make up the unpaid rent in the future. It does not mean it will be not due at some time.

“The Department of Housing and Urban Development is providing immediate relief to renters and homeowners by suspending all foreclosures and evictions until the end of April,” Trump said at a White House press briefing. “So we’re working very closely with [HUD Secretary] Dr. Ben Carson and everybody from HUD.”

  • Step 2: Follow up either phone or e-mail to have a very clear understanding of the deferment. Obtain in writing what the Landlord is offering.
  • Step 3: At the end of the government’s deferment dates, right now 30 days, you should have a written plan for repayment, if Landlord deferred your payments.
  • Step 4: If circumstances change and you are not able to make the agreed-upon deferred payment plan communicate with you Landlord the cause of your inability to make payment and offer a solution if you have one.
